We are starting the implementation of the “Cukrownia” project in Pruszcz Gdański
A multi-stage project called “Cukrownia” is being developed on the site of the former sugar factory in Pruszcz Gdański. Its aim is to transform this historic post-industrial area into a new, multifunctional part of the city, open to residents and tailored to their needs. The investment combines residential, commercial, and recreational functions while respecting the historic urban fabric and heritage of the site, whose history dates back to the late 19th century.
The concept is based on the comprehensive revitalization of both the historic buildings of the former sugar factory and the over 20-hectare area that has remained unused for years. The central feature will be the restored Sugar Factory building, which will serve hotel, office, and dining functions, while also being open to the public. A public square is also planned nearby and will be handed over to the city as an open-access public space. Ultimately, the development will include approximately 1,700 apartments, an extensive range of services, and recreational and social spaces, attracting not only residents of Pruszcz Gdański but also visitors from across the region. The investor of the project is NDI Development.
– We entered the Cukrownia project several years ago and since then have been preparing for a complete transformation of this area, while respecting its history and the historic buildings that surround us – said Jarosław Bator, President of the Management Board of NDI Development.
– We have entirely new ideas for how to develop these buildings, as well as the vast area around them. Cukrownia is not only historic buildings but also 20 hectares of land that can be used for other functions serving the community – he added.
The first phase includes the construction of two modern mixed-use residential and service buildings with a total usable area of approximately 5,500 m², located on a shared underground garage. The design includes 100 residential premises and 5 commercial areas. The buildings will have five storeys, including one underground level housing a garage with 170 parking spaces and technical facilities.
The scope of works carried out by the NDI Group as the General Contractor includes preparatory and demolition works, earthworks, construction of a foundation slab using a watertight “white tank” technology to protect the building from groundwater, execution of reinforced concrete structures, and installation of underfloor and electrical systems.
The works require strict discipline and ongoing cooperation with relevant institutions. The project is located in an area under heritage conservation protection and supervision of the Archaeological Museum in Gdańsk. Before commencing the main foundation slab works, the excavation was examined for the presence of historical remains and culturally valuable objects.
– We have already completed preparatory and demolition works. At the -1 level of the garage, approximately 80% of the foundation slab has been completed, along with underfloor and electrical installations. About 20% of the vertical reinforced concrete elements have also been constructed, mainly external and internal walls and columns of the garage, which will include 170 parking spaces and technical rooms – said Aleksandra Sawa-Bornejko, Project Group Director at NDI.
– This is another investment we are delivering together with our partner from the NDI Group. We are leveraging our combined experience and expertise, which translates into better functionality of our projects. It also improves the comfort of private spaces for customers as well as public spaces for residents and visitors – she concluded.
The Cukrownia project is being implemented in stages, with construction works carried out simultaneously with advanced design and architectural work on the historic part. This approach ensures continuity of construction while respecting the historical character of the site and gradually integrating new development into the urban structure.
